Design Options

Amenities

Your kitchen can have a gas stovetop or use an induction plate, have a small refrigerator or a large one, and even include a stackable washer and dryer. We have built a full kitchen with upper and lower cabinets, broom closets, and even a rifle and gun hidy hole. Bathrooms come with showers, or the option of charming antique 4', 4 1/2', 5', and 5 1/2' clawfoot or pedestal tubs.We prefer to use antique cast iron and porcelain sinks in the baths but will put in what ever you want. We offer gray and black water separation waste systems if desired so as to cnserve water to be used for the garden or yard watering or for flushing the toilet if desired. We can even set up for using composting toilets that convert waste into non-polluting fertilizer.

Power

We offer low voltage wiring to use solar power options for DC current to be used for everything from electric lighting to TV's, and water pumps to use with a cistern or other water storage system. These options can significantly lower energy consumption for those who wish to plant a Tiny Texas House outside of the power grid. Propane on demand water heaters are also appropriate for getting off the grid. If you feel you will need air-conditioning though you will need a generator. That will also give you a way to charge up your batteries in case the clouds have dampened you solar charge from the sun.

Wood

Our framework is always built from salvaged lumber, usually Southern Yellow Pines, old growth Fir, and antique Pine beams. We offer a wide selection of interior woods ranging from Cypress, Long Leaf Pine, Oaks, Northern Pines, Walnut, Butternut, Maple, and Mesquite. Tiny Texas Houses are made of fully aged and cured beautiful wood from floor to ceiling. The exterior sidings come in a variety of classic styles and antique woods that will outlast any new wood siding available today. The interior surface walls and ceilings normally be shiplap and/or tongue and groove antique pines. We do not use plywoods, sheetrock, paneling, or plastics inside or out. Our floorings are all antique tongue and groove Long Leaf Pine, Cypress, antique Northern or Loblolly Pines, Oak, Walnut, or Mesquite.

Roofing and Insulation

The roof materials range from antique corrugated for the ranch style to a 50 year dimensional shingle or the roof material of your choice. Our roof insulation is either sprayed in isonyne foam or EPS. The walls are either fiberglass or sprayed in isonyne foam. Insulating the floor with sprayed foam is also optional.

Porches

Although the porches are usually sized to fit the house, we do offer various styles of posts, porch railings, and ceiling treatments. We use 3/4" antique pine for the porch floors and either Tung Oil or paint them. The porch posts and ceilings are each unique as we only use salvage turned posts, columns, and antique cedar trunks to be sure that each house will have a different face, even if it is a similar style.

Color

We prefer environmentally friendly classic milk paint for our interior but we use what the customer wants for custom orders. Both the exterior/interior colors are up to the customer. We normally treat the wood interiors with Tung oil to create a low maintenance, durable finish and like to do the same for the natural finished exterior barnwoods. This time-tested process has been in practice for a millennium for excellent reasons.

Cabinetry

The cabinets and shelves in the kitchenettes and bath areas are all custom built from antique lumber and sized for maximizing storage capacity and fitting in the modern conveniences like stoves, refrigerators, microwaves, and other amenities. We can also integrate antique cabinets into the houses or build around heirloom pieces you want to put in once we have finished. Again, every one is a one of a kind and you get to decide the final design.
